Sunset Garden House – direct accommodation bookings and related services

2. Scope and service
These Terms apply to accommodation agreements concluded through the provider’s own website, email, phone, WhatsApp or other direct channels, and to optional services connected with the stay. Sunset Garden House consists of two separate apartments, bookable separately or together as the whole house. Each apartment accommodates 4 guests plus 1 child; the whole house accommodates up to 8 guests plus 2 children.
3. Enquiry, offer and conclusion of contract
The availability calendar is indicative and currently updated manually. A form, email, WhatsApp message or phone enquiry is not automatically an accepted booking. Availability, price, extras, payment and cancellation terms are confirmed in writing. The booking becomes final after written confirmation and timely receipt of the 50% deposit. Obvious technical, data-entry or pricing errors do not bind the provider; a corrected offer will be sent.
4. Prices and direct-booking rate
Prices shown on the website are consumer prices unless stated otherwise; the final price is the amount in the booking confirmation. Direct bookings receive the best current direct rate available from the provider. Platform-specific member, coupon or campaign discounts may differ. Optional services such as pet accommodation, SUP, bicycles and 22 kW EV charging may be subject to an extra fee; exact prices are stated in the offer or confirmation. These optional services are used at the guest’s own responsibility.
5. Local tourist tax
Any applicable local tourist tax must be paid by the guest where required by law. The booking confirmation states whether it is included in the total or payable separately.
6. Payment and deposit
Unless an individual offer states otherwise, a 50% deposit of the accommodation price is required by the deadline stated in the confirmation. The remaining balance is due no later than the day of arrival. Accepted payment methods are bank transfer and/or on-site payment as stated in the individual confirmation.
7. Cancellation and changes
Unless different conditions are confirmed for a specific booking: cancellation at least 14 days before arrival is free and the deposit is refunded; 7–13 days before arrival, 50% of the total booking value is due; within 7 days of arrival, no-show or early departure, the full booking price is due. Date changes are possible only subject to availability and written confirmation; the applicable price may change.
No general 14-day withdrawal right: for accommodation booked for a specific date or period, the general 14-day right of withdrawal does not apply.
8. Arrival and departure
Check-in from 15:00; check-out by 11:00. Early check-in or late check-out requires prior written agreement and is subject to availability.
9. Basic house rules
The property is non-smoking. Parties, bachelor/bachelorette events and incompatible events are not permitted. Quiet hours are 22:00–06:00. The property and equipment must be used properly. Guests are responsible for proven damage caused by themselves, accompanying persons or pets. The current house rules form part of the booking.
10. Pets
Pets are allowed only in the lower apartment, up to 10 kg, with prior notice and an additional fee. The owner is responsible for supervision, cleanliness and proven damage.
11. Parking and EV charging
One passenger car per apartment may park inside the garden. Additional vehicles may park on the street near the apartments. 22 kW EV charging is an optional paid service used at the guest’s own responsibility; actual charging power may depend on the vehicle and technical conditions.
12. SUP and bicycle use
2 adult SUPs, 2 children’s SUPs and 2 adult bicycles are available as optional paid services and are used at the guest’s own responsibility. Equipment must be used properly and safely; minors require adult supervision; use under the influence of alcohol or intoxicants is prohibited. The guest must return the equipment at the agreed time and in its original condition and is liable for proven loss or damage caused by improper use. Equipment may be withheld for weather, water or other safety reasons. Guests may bring their own bicycle, scooter or SUP onto the property; the provider is not responsible for safekeeping these items.
13. Guest data, VIZA/NTAK and identification
Guests must provide the data required by law and present the identification documents needed for mandatory guest registration. Recording and transmission are carried out under the applicable VIZA/NTAK rules.
14. Liability and damage
The provider supplies the confirmed accommodation and services with reasonable care. The provider is not liable for losses caused by the guest, breach of house rules, third parties or unavoidable events outside the provider’s control.
15. Complaints and 24/7 guest contact
Urgent issues during the stay may be reported via +36 30 444 1077, WhatsApp or hello@sunsetgarden.hu. Written consumer complaints may be sent to hello@sunsetgarden.hu.
16. Dispute resolution
The parties first try to resolve disputes directly. Consumers may use the competent Hungarian conciliation body and/or the competent Hungarian court in accordance with applicable law.
17. External booking platforms
For Booking.com, Airbnb or other intermediary bookings, the price, payment, cancellation and modification terms shown and accepted on that platform take precedence for that booking. These Terms and the house rules also apply to on-site use and services to the extent they do not conflict with mandatory platform terms.
18. Privacy
Personal data are processed according to the Privacy Notice published on the website.
19. Final provisions
Hungarian law governs matters not covered by these Terms. The provider may amend the Terms for the future; confirmed bookings normally remain subject to the version in force when the booking was concluded. In case of inconsistency between a translation and the Hungarian version, the Hungarian version prevails.
